Latest Update: Friday 20 February
The first phase of our work is now complete. Working closely with our contractor partners and geotechnical experts, we’ve installed specialist anchors and reinforcement into the bank.
The area is now in a safer condition, and we’ve been working closely with our specialist partners to design the permanent solution. The work we’re carrying out is complex and we expect it to take several months. We’re committed to keeping you updated on progress and will share more information when available.
We’re preparing for this next phase of work and have set up site compounds on the allotments and on the former garage site on Chipstead Road. We’re also finishing plans for the temporary road off Badlow Road for construction vehicles and getting everything ready so work can begin on this.
A slippage of land has occurred on the south facing bank located on the western side of your neighbourhood over Butler Drive.
As precautionary measures, three households are now living in temporary accommodation, and we have installed fencing in some back gardens to safely section off the affected areas.

We assessed the area straight away, and our structural engineers worked through the night over several days to prevent further slippage. They are now taking the steps needed to permanently stabilise the bank and keep the area safe.

We’ll do everything we can to keep disruption to a minimum, but some noise is unfortunately unavoidable due to the essential work needed to keep everyone safe.
While we carry out these essential works over the next few months, construction vehicles will need to travel along Badlow Close and Dell View Road. To help everything run smoothly and safely, we kindly ask everyone to avoid parking kerbside on Dell View Road and Badlow Close during weekdays, especially on the corner where these two roads meet.

Please take extra care walking and driving around Erith Park while the work is underway. Some areas of Erith Park are now considered a construction site, and you’ll see these fenced off. There will be construction vehicles driving around Erith Park and into the allotments, where we now have temporary storage and a turning circle for larger vehicles.
For everyone’s safety, please make sure children avoid these areas and do not play near any construction vehicles or fencing.

We completed the installation of new cavity insulation and replacement of the cladding panels on your building’s exterior in December 2025.
Many thanks for everyone’s support and cooperation to help us reach that point. We fully appreciate the temporary inconvenience that the works brought to you, whether that was us needing access to your home, looking out at scaffolding or carrying out localised drilling.
Our completion commitments - we did everything we could to minimise dust while the works were underway. Once the programme was completed, we carried out a full clean of any dust or debris that had settled on your balcony or terrace, and we re planted any plants that needed to be temporarily removed during the works.
Now that we’ve completed all the works and they’ve been inspected and signed off by our partners, Hunters, all EWS1 certificates are available.

The emergency plan for your building remains as follows:
• Leave your home if there’s a fire inside it.
• If the fire is elsewhere, stay put.
If you leave your home due to a fire, please be sure to close the doors behind you to limit the spread of fire and smoke. You should not use the lift and should make your way to the stairs, closing communal doors as you go – again this will help limit the spread of fire and smoke. Once you’re in the stairwell you’re in a protected escape route designed to withstand fire and allow firefighters to access the building.
Make your way safely to ground floor level and leave the building, and then stay outside until you are advised it is safe to return.
In the unlikely event of an emergency, your local fire crew is the Bexley Borough of the London Fire Brigade, with crews based at Bexley, Erith and Sidcup fire stations.
